Here's an overview of the key updates, new features, and product improvements introduced in Moderan over the past year. It is updated regularly to ensure you always have the latest information on all major changes.

  • In Costs > Summary, cost types are now ordered alphabetically for quicker navigation
  • New Contract Notes column in Costs > Contract Terms

  • Turnover Rent 2.0- Improved turnover calculation to support more complex use cases
  • New Persons column added to the Service Contracts list view for better clarity

Summer Updates

Released: Jul 2025


We’ve added several improvements to make Moderan more efficient and collaborative:


  • Back button support across Moderan (Costs & Admin coming at a later date)

  • Unique URLs for every view, list, and report → bookmark & share with colleagues


People & Properties now Linked

  • Link people directly to properties in the Properties Card View, makes it easier to track who’s involved (like a property manager or facility manager).

  • Vice versa, see all properties associated with a person under Persons


Invoice Integrations – Clearer Partial Periods

  • If rent or fees start or change mid-period, accounting integrations are now handled more clearly
  • Most accounting systems only use two parameters (quantity and price). Previously, Moderan adjusted square meters/units to match totals for partial months

  • Partial period rent/fee invoices now adjust unit price (not m²)

Smarter Building Cost Distribution

Released: May 2025


We’ve expanded how general costs can be distributed in Moderan:

  • Leasable space – spread across total area

  • Leased space – only active tenants are charged

  • Split between selected tenants – full cost distributed proportionally

  • Units based – split by number of units

  • Individual usage proportion – allocate by actual usage (best for metered utilities)

Add Documents and Reminders in the Building View

We’ve made it easier to keep everything in one place with two big updates in the Building view:


Upload & Organize Building Documents

  • Upload, organize, and review all building-related files in Assets > Building view > Interactions & files

  • Files are grouped into two categories:

    • Asset-related files (building plans, technical docs, energy certificates, inspection reports, compliance docs) → Review in Assets > Documents

    • Contract-related files (lease agreements, deeds, maintenance/service contracts, insurance policies, rental request documents) → Review in Contracts > Documents

  • By default, files are categorized into 5 types: Certificate, Contract, Deed, Other, Interaction

  • Admins can add more custom document types (e.g. Insurance, Plans, Technical docs) in Admin > Settings

Set Reminders for Yourself or Colleagues

  • When saving an Interaction with a future date, Moderan automatically sets an email Reminder

  • Assign reminders to yourself or a colleague (active Moderan user) directly from the Building card, Rental, or Service contract

  • A bell icon marks interactions with active reminders

  • Unlike general contract reminders, these are personalized to the email of the assigned user

Add Building Certifications – BREEAM, LEED, and WELL

You can now add Building Certifications directly in Moderan, alongside Energy Performance Certificates (EPCs).

  • Add BREEAM, LEED, and WELL certifications to each building in Assets > Building card

  • Store multiple certifications per building (environmental + health focus)

  • Add certificate categories freely, exactly as stated in the official documentation

  • View all certifications at a glance in the All Buildings list, alongside other key building info

EPC and Conversion details for ESG reporting

We’ve added two important improvements to make ESG reporting more transparent and detailed:


Energy Performance Certificates (EPC)

  • Store EPC data for each building in Assets > Building card

  • Track certificate rating, expiration dates, and values (kWh/m²/year)

  • Add past and future certificates for full history

  • Support for BREEAM, LEED, and WELL certificates added

Cost Type Conversions 

  • More detail in the Conversion tab, Summary, and Reports

  • Clear split of General vs. Individual energy usage when costs are converted (e.g. gas → hot water, electricity → cooling)

  • Converted rows now marked in grey for easier tracking

  • Reports include both source and converted usage, with filtering options available
